Essential Functions:

Project managers orchestrate and supervise a construction project from the sale of the project through final construction within the agreed-upon schedule and budget. They work closely with owners, clients, vendors, subcontractors, etc. The project manager needs strong leadership and problem-solving skills to lead the process so that budgeted dollars and time frames are met while maintaining appropriate levels of quality.

Duties and Responsibilities:

  1. Develop connections in the Manufacturing, Warehousing, and Industrial sectors for all bid/spec or design/build opportunities and provide oversight to this division with the goals of fostering a reputation for quality and value
  2. Respond to client's proposal requests efficiently by maintaining a schedule that meets expectations, responding on time, and delivering what was expected
  3. Perform/oversee all estimating functions required for this division and write proposals tailored to meet the client's requirements and win the work
  4. Manage, organize, and coordinate the project management functions of all assigned projects
  5. Manage the buy-out process including accurate and complete scope analysis and honest negotiations with subcontractors and vendors
  6. Coordinate and champion the preconstruction process
  7. Develop a Microsoft Project Schedule for each project and update the schedule regularly throughout the project
  8. Understand and approve the 3-week schedule submitted by the Project Superintendent
  9. Obtain the necessary permits and licenses for each project
  10. Provide direct oversight to PE and PA to manage sub-contracts, purchase orders, submittals, RFI's, warranties, and all other required processes
  11. Write Change Order Requests that completely and accurately detail the subject matter for the approving parties
  12. Evaluate aspects of operational costs and work towards reducing costs and expenses where possible (without sacrificing safety or quality) to achieve profit goals
  13. Oversee accurate and timely project billings
  14. Manage several customers and commercial construction projects concurrently
  15. Conduct regular project meetings onsite with architects and owners as appropriate for each project—this may also include subcontractors and others involved in the project
  16. Provide oversight for the superintendent assigned to each project
  17. Coordinate with the site superintendent to oversee all aspects of the Speedwell Safety Program for each project
  18. Conduct, or participate in, all necessary Hand-off Meetings, Start-up Meetings, and Wrap-up Meetings

The project manager will divide their time between working in an active office environment, visiting job sites, and attending a variety of meetings. Personal Protective Equipment and other safety gear must be used as situations require.

Physical Demands:

The project manager while attending job sites, may be required to climb ladders, cross uneven ground, and drive. The employee spends a portion of their day using office equipment which may cause eye or muscle strain. Position Type/Expected Hours of Work:

Required Education and Experience:

Summary/Objective:

To provide on-site coordination for all phases of construction projects, including coordinating subcontractors, materials and equipment. Ensure that specifications are being strictly followed and work is proceeding on schedule and within budget. The superintendent is responsible for scheduling, inspections, quality control, and overall job site safety.

Supervisory Responsibilities:

This position is responsible for the daily management of the job site site activities and personnel. They may also serve as a coach or resources for other positions in the company.

Work Environment:

The employee will be located on an active outdoor or indoor job site. The employee will frequently encounter extreme temperatures, high noise levels, airborne particles, and construction equipment. Personal Protective Equipment and other safety gear must be used as situations require.

Physical Demands:

The field superintendent must have the ability and endurance to visit the entire job site. They are required to be able to sit, climb, crawl, walk, stand for extended periods, cross uneven terrain, navigate around obstacles, kneel, stoop, crouch, use their hands, reach, pull, and drive. The employee must be able to lift and pull up to 100 lbs. The employee spends a portion of their day using office equipment which may cause eye or muscle strain.

Position Type/Expected Hours of Work:

This is an exempt full-time position. Hours of work are Monday-Friday with 50 hours per week being the expectation. The employee may have to work evenings or weekends as required.

Travel:

The employee is required to travel to their job site. The employee will occasionally travel for educational training.

Required Education and Experience:

  • High School Diploma or equivalent
  • or more years of previous experience in the construction industry

Preferred Education and Experience:

  • Minimum of 3 years in jobsite management
  • Minimum of OSHA 10-hour certification and preferred OSHA 30-hour certification
  • Basic understanding of Information Technology
  • CPR/First Aid certification
  • Experience with various construction trades
  • Experience in commercial or industrial construction

Work Authorization/Clearances:

Summary/Objective:

To ensure the efficient and smooth day-to-day operations of the company office by managing and coordinating many general administrative activities.

Essential Functions:

  1. Provide primary phone coverage by answering incoming calls and directing them to the appropriate person with support from coworkers
  2. Greet guests upon their arrival
  3. Manage incoming/outgoing mail and distribute it to the office staff
  4. Process outgoing checks
  5. Enter miscellaneous invoices
  6. Gather credit card receipts and reconcile the monthly statement
  7. Manage the meeting minutes for the weekly Staff Meeting
  8. Track and pay Sales/Use Tax monthly and enter miscellaneous invoices
  9. Request new job-specific Certificates of Insurance (COIs) from the Insurance company as needed and manage the Certificates on file
  10. Maintain office supply inventory by ordering and distributing items to appropriate locations.
  11. Provide administrative support across multiple departments.
